Unique Services Offered.....
Application Processing: Verification of income, rental history and credit allows the owner to make an informed decision on applicants.
Contract Negotiations: Once a proposed contract is received, we submit this to the owner for acceptance and assist with negotiation if needed.
Rental Collections: We collect and deposit all payments from tenants. Int he event a tenant is late with a payment, we will proceed with the necessary legal actions to collect the outstanding debts.
Accounts Payable: We can custom tailor a program for each owner. This may include the payment of some or all debts including mortgage, taxes, insurance, maintenance, utilities, etc.
Maintenance Program: We are available to the tenants 7-Days a week. Requests will be completed pursuant to the terms of the individual lease agreement as well as the terms agreed upon with the owners.
Lease Renewal Agreements: Similar to new proposed contracts, we will submit this to the owner for acceptance and assist with negotiations, if needed.
Security Deposit Disbursements: When a tenant vacates a home, we video the house and make deductions from the deposit for any applicable repairs, damage, cleaning, etc. The remaining deposit will be reimbursed to the tenant per legal requirements.
Monthly Statements & Distributions: Monthly statements are submitted to the owner which include copies of any invoices and the check for that months proceeds.
Annual Tax Reporting: January of each year, we prepare and mail 1099 statements to each owner for tax reporting purposes.
