Our objective is to provide quality, innovative services to our clients and tenants. To give individual attention to each property - as if it were the only one we managed. |
Application Processing Verification of income, rental history and credit allows the owner to make an informed decision on applicants.
Contract Negotiations Once a proposed contract is received, we submit this to the owner for acceptance and assist with negotiations if needed.
Rental Collections We collect and deposit all payments from tenants. In the event a tenant is late with a payment, we will proceed with the necessary legal actions to collect the outstanding debts.
Accounts Payable We can custom tailor a program for each owner. This may include the payment of some or all debts including mortgage, taxes, insurance, maintenance, utilities, etc.
Maintenance Program We are available to the tenants seven days a week. Requests will be completed pursuant to the terms of the individual lease agreements as well as the terms agreed upon with the owners. |
Lease Renewal Agreements Similar to new proposed contracts, we will submit this to the owner for acceptance and assist with negotiations, if needed.
Security Deposit Disbursements When a tenant vacates a home, we video the house and make deductions from the deposit for any applicable repairs, damage, cleaning, etc. The remaining deposit will be reimbursed to the tenant per legal requirements.
Monthly Statements & Distributions Monthly statements are submitted to the owner which include copies of any invoices and the check for that months proceeds.
Annual Tax Reporting January of each year, we prepare and mail 1099 statements to each owner for tax reporting purposes.

The large, stately house that you drive by every morning on the way to work has had a "For Sale" sign sitting in the front yard for months. When you finally call for an appointment and see the house--you love it! And the price is lower than prices for similar houses on quieter side streets.
Houses located on busy streets may represent excellent buys in terms of space and amenities for the price. Some buyers who are very sensitive to noise or concerned about small children or pets may automatically rule out houses that are located on busy residential streets. If you don't share these same concerns, you won't consider a busy location to be a deterrent to buying the property. If the sellers have made pricing concessions on the property based on its location, this could provide an opportunity for you to own a far grander house than you thought you could afford!
Just remember that when you sell the house, the pool of prospective buyers may be smaller, and you may have to pass on a similar price break to the next owner.
